2017 Was the Best Year for Existing Home Sales in Over a Decade

In 2017, our sales agent, Elizabeth Burk, sold this extraordinary home located on Grandin Rd. According to the Cincinnati MLS, it was the 11th highest residential sale in 2017 for the greater Cincinnati area.

Despite a slight dimming in December, existing-home sales for the 2017 year were at a record not seen in 11 years, according to the National Association of REALTORS® (NAR).

Existing-home sales in December totaled 5.57 million, a 3.6 percent decrease from November, but a 1.1 percent increase from 2016. Inventory decreased 11.4 percent to 1.48 million, 10.3 percent lower than the previous year. Lawrence Yun, chief economist at NAR, attributes these impressive statistics to steady job growth, which sparked new buyers. However, he also made the point that new listings, particularly later in the year, did not keep up with the buyers’ demand. If the number of homes available for purchase had stayed on pace with the number of new buyers, the end of 2018 would have finished on an even stronger note.

Nevertheless, 2017 was an outstanding year for home sales. According to Joseph Kirchner, senior economist for realtor.com, strong employment and millennial buyers were credited for the increase in sales. Like Yun, he acknowledges the lagging supply in December as the main culprit for the dimming sales at year’s end.

The median existing-home price for all types of houses (single-family, condo, co-op and townhome) was $246,800, a 5.8 percent increase from one year prior. The median price for an existing single-family home was $248,100, while the median price for an existing condo was $236,500.

Single-family existing-home sales came in at 4.96 million in December, a 2.6 percent decrease from 5.09 million in November, but a 1.0 percent increase from 4.91 million in 2016. Existing-condo and -co-op sales came in at 610,000, an 11.6 percent decrease from November and a 1.7 percent increase from one year prior.

There are some positive indicators that 2018 could be another fantastic year. Pending home sales were up slightly in December according to the NAR and our country continues to experience job stability and a low unemployment rate. At Robinson Sotheby’s International Realty, we just had our best January since 2011.

Recent Cincinnati News Comes as No Surprise

Cincinnati has undergone an amazingly noteworthy transformation during the last several years. The revitalization of downtown’s Fountain Square, the redevelopment of Over-the Rhine, and the expansive new riverfront park are all successes that have put Cincinnati in the national spotlight and garnered well-deserved attention. Jingle Bells and Horse Drawn Sleighs Delight in Lebanon

Historic Lebanon, Ohio, with its authentic charm of a bygone era, is a lovely place to visit anytime of the year. During the holiday season, however, downtown is magically transformed into a picturesque Victorian Christmas village with a storybook feel. The whole town appears to be under a wondrous glow from the elaborate decorations and sparkling lights that adorn the streets and merchants’ shops. It’s no wonder that Charles Dickens himself was drawn to this quaint locale during his travels to America.

To make the holidays even more grand, Lebanon will be hosting its annual Horse-Drawn Carriage Parade on Saturday, December 2nd. Hosted by the Lebanon Area Chamber of Commerce, the parade has gained tremendous popularity in recent years. With more than 100 horse-drawn carriages, decorated with sleigh bells and other holiday finery, few events herald the holiday season with greater regality. Early birds line the streets for an afternoon parade that begins at 1:00 pm, while those who attend the evening procession, at 7:00 pm, are treated to a candlelit spectacle.

In addition to the parade, other festivities include gift and food vendors stationed along E. Mulberry Street; shopping in downtown Historic Lebanon with extended business hours for its 80-plus antique and specialty stores; Christmas carolers, carriage rides; visits with Santa and Mrs. Claus; musical entertainment, and train rides to the North Pole on the North Pole Express with LM&M Railroad. Lee Robinson named Kentucky Colonel

The associates here at Robinson Sotheby’s International Realty are pleased to share the news that Lee Robinson was named a “Kentucky Colonel” by the Commonwealth of Kentucky. The commission of Kentucky Colonel is the highest title of honor bestowed by the Governor of Kentucky. Lee was nominated by his good friend, Bill Butler, Chairman and CEO of Corporex Companies LLC. It is entirely appropriate that Bill be the one to nominate Lee as these two fellows are cut from the same cloth.

Bill’s story: From a one-man construction shop, (the W.P. Butler Construction company), Bill built up Corporex into a diversified real estate company with more than $1 billion of real estate assets. Mr. Butler is dedicated to community service and fiduciary responsibility to shareholders. He founded The Butler Foundation and Life Learning Center. Presently, he serves on the Board of Directors for United Way of Greater Cincinnati, Lindner Center of HOPE, Dan Beard Council of the Boy Scouts of America, and The Butler Foundation.

Lee’s story: Lee began his career like the hundreds of others who become real estate agents every year. Unlike many of his fellow agents, Lee threw himself into every aspect of real estate. His intense desire to acquire knowledge is reflected in his subsequent education. Lee has earned the most educational designations of any area real estate agent. He is now one of the most knowledgeable, experienced and productive professionals in the entire State of Ohio.

Lee opened his own brokerage in 1986 and did business as Robinson Realtors until 2010, when Sotheby’s International Realty sought him out to become the local affiliate in Cincinnati and Northern Kentucky.
